It is the policy of Prairie Point to offer apartments for rental to the general public in accordance with fair housing guidelines. To assist you with your decision on your new home, we are providing a list of guidelines used to qualify prospective residents of this community.
Apartment Availability: Based on availability of specific apartments and will be accepted on 1st come 1st serve basis.
Application for Residency: To be completed for each applicant who will be living in the apartment and who has reached the age of majority under state law, which in most states is 18 years or older. A non-refundable application fee is applicable for each applicant. Current and valid identification for each applicant.
Occupancy Standards: An apartment shall contain sufficient bedroom space to accommodate the size of the applicant’s household. As a general rule “sufficient bedroom space” is determined by the number of people in the apartment. Pursuant to law, no more than two people over the age of 24 months shall be allowed for each bedroom the apartment. Exceptions to this rule may be granted depending on size of the bedroom, existence of an “equivalent room” (such as a den), or if the overall size and configuration of the apartment would reasonably allow for more than two persons per bedroom, the maximum addition would be one additional person.
Pets: Cats and dogs will be accepted in pet friendly locations with an additional required deposit and additional one-time, non-refundable pet fee and a monthly pet rent, per animal (maximum of two pets per apartment). Because certain dogs do not thrive in a community environment, we cannot accept the following breeds, dogs resembling these breed, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Sheppard, Pitt Bull, Presa Canario, Rottweiler, and Wolf Hybrid. Our pet policy and fees do not apply to assist animals. Fish tanks up to 20 gallons and caged birds will be accepted if registered and approved by the management. Violations of this policy will result in fines as outlined in the lease contract.
Credit History: Prairie Point will investigate and verify credit history of all applicants. No established credit will be considered but may require an additional deposit. Credit history must be satisfactory to the community’s scoring criteria. Prairie Point retains the right to deny an application no matter an applicant’s ultimate scoring. An unsatisfactory credit report can disqualify an applicant from renting an apartment including one that reflects past or current bad debts, late payments or unpaid bills, liens, judgments, or bankruptcies. If an applicant is denied for poor credit history, the applicant will be given the name, address and telephone number for the credit reporting agency that provided the credit report but not be told the content of the credit report. An applicant denied for unsatisfactory credit is encouraged to obtain a copy of the credit report from the credit agency, correct any erroneous information that may be on the report, and resubmit an application.
Criminal History: Prairie Point will perform a criminal background check on all applicants and occupants aged 18 years and over. Applicants, occupants, and co-signers will not be accepted if they do not satisfy the required criminal history inquiries or background. Arrest records are not used in making a determination. Prairie Point prohibits registered sex offenders from residing within the Apartment Community.
Income History: Applicants must have a gross income source that can be verified and meets the minimum income requirements for the apartment home requested and is satisfactory to the community’s scoring criteria. Applicants must meet the minimum requirement of 3 times the amount of the base rent. Applicants are required to provide 2 separate forms of income verification, including but not limited to 3 paycheck stubs, a letter from an employer, the most recent W2, the most recent tax return or two consecutive months of bank statements. Employment and reported salary will be confirmed for all employed applicants. In instances where sufficient income requirements cannot be met, this apartment community may elect to accept pre-paid rent in certified funds or a co-signer. Co-signers must complete a rental application and meet the Rental Policy and Criteria. The co-signer must qualify financially by affording 6 times the amount of rent. A co-signer will be fully responsible for the rent obligations of the apartment lease agreement if the leaseholder defaults. Inconsistent income such as commissions or tips will require written verification from the employer. Self-employed applicants must provide the previous year’s tax return along with a second form of income verification. Unemployed applicants must have a co-signer or pay the full lease term upfront. This requirement does not apply to retired or disabled persons who meet the minimum income requirements. Student loans and IRA accounts will not be accepted as proof of income.
At the initial term of the lease contract, no more than a three-week gap from previous employment to future employment will be considered without an additional deposit or co-signer guarantee.
Rental History: Leasing history will be confirmed for all applicants. If your current or most recent landlord will not or cannot provide the requested information that accompanies your application, we may require you to present your most recent rent payment ledger. Any rental debts or evictions present are subject to the Community’s scoring criteria.
If you are a homeowner, please provide your most recent mortgage statement and/or payment confirmation.
The $40.00 Application Fee and $150.00 Administrative Fee are non-refundable. The $300.00 security hold deposit is refundable if the application is denied. Upon approval of the application, the $300.00 will act as a security deposit on the apartment. The applicant(s) has 72 hours from the time of application to cancel and receive a refund of the $300.00 security hold deposit. Any cancelation beyond the first 72 hours of this application will result in the forfeiture of all fees paid.
